Step 1: Select a local appraiser that is familiar with the market area. A competent appraiser will have knowledge and data necessary to complete an appraisal assignment.
Step 2: Text or leave a message via this site to schedule an inspection so that I can obtain all the information needed to complete the appraisal report (see Inspection Process below). The appraisal fee is paid up front via credit card or this website using the Pay Now feature. Check, cash, and Venmo payments are also accepted at the inspection time.
Step 3: I will then have all the information necessary to move forward in completing an appraisal report in order to derive an estimated market value for your property.
Step 4: This appraisal can then be utilized personally to sell or purchase property and for estate property settlements.
Step 1: When arriving, I will first perform an inspection of the exterior, measuring and photographing the front, sides and rear of the subject property. Next, I will complete the interior inspection, which includes photos, a sketch, and all pertinent information needed to value the subject property.
Step 2: Inspect and analyze the neighborhood and location of the subject property.
Step 3: Inspect and analyze and/or have knowledge of the comparable sales.
Step 4: Research, verify, and analyze data from reliable sources.
Step 5: Report analysis, opinions, and conclusions in the Appraisal Report.
The appraisal report combines the inspection data with various sources of information pertaining to the subject property: location, recent economic developments, and sales activity in the neighborhood or extended market area.
Sales/Listing information is gathered from personal files and knowledge of the market, websites and newspapers listing sales data, Court/Assessor records, legal bulletins, public records, and conversations with associated parties.
The market value of the property developed in the appraisal report is the most probable price in terms of cash or in financial arrangements equivalent to cash.
Exterior Factors: Include square footage (net and gross), structure, design/appeal, age, quality and condition, roof, windows, location/neighborhood, view, etc.
Interior Factors: Include floor plan, bedroom/bath count, floors, walls, updates, remodeling, kitchen appliances, amenities, overall condition/repair, quality, and structural integrity, along with any additional features that may add value considering the location of the subject.
